Rocky View Council denies Gardner Ranch estate community

CALGARY – Rocky View County Council has voted to deny a land use re-designation application that would have seen a large housing development along Highway 8, west of Calgary.

Western Securities was denied approval to build Gardner Ranch, an 1,800-unit estate community, west of Range Road 34, near the River Spirit Golf Course.

“Council heard from those supporting and opposing the application, but in the end a majority of councillors believed the proposal should not go forward because of inconsistency with the County Plan, Rocky View County’s master long-term planning document,” said Rocky View County spokeserpson Grant Kaiser in an emailed statement.

Residents along with city of Calgary staff feared the project would cause traffic problems on Highway 8, which has a history of deadly crashes.

Ward 6 Councillor Richard Pootmans was also concerned over treated wastewater that would be released into the Elbow River upstream from the city.

Guy Buchanan, who acted on behalf of developer Western Securities, said the housing development would benefit all Rocky View residents, suggesting there would be a drop in taxes.
