You know it’s becoming a pricey world when a home valued at $27 million doesn’t crack the top 25 most expensive places in B.C.

And by most expensive, we’re talking homes that were assessed by BC Assessment, which released its latest valuations this week.

Topping B.C.’s list, as it did in 2021, was a single-family residence, ocean-front property along Point Grey Road, valued at $73.147 million – up $6.319 million from last year, when it was assessed at $66.828 million.

In a press release, BC Assessment said over the next few days, owners of more than 1,076,600 properties throughout the Lower Mainland can expect to receive their 2022 assessment notices.

BC Assessment says the notices reflect market value as of July 1, 2021.

“British Columbia’s real estate market remains resilient and that means most property owners can expect higher assessment values for 2022,” said deputy assessor Bryan Murao.

“The widely reported heightened demand among homebuyers during the COVID-19 pandemic is reflected in the upward movement of property values across the province including 10 to 30 percent increases throughout the Lower Mainland.”

BC Assessment says condos in Vancouver are on the lower end of the changes, “generally with single-digit increases, whereas homes in the Fraser Valley suburbs are changing higher compared to most of Metro Vancouver.”

Murao added, “similarly, commercial and industrial properties across the province continue to show signs of recovery.”

Along with a pool and a tennis court, that property along Point Grey Road is much larger than its surrounding neighbours, occupying the equivalent of four lots across the street.

And for what it’s worth, three of the four properties across the street — assessed between $3.5 million and $4.1 million — had assessment increases of $449,000 to $524,000. The fourth had two properties on it, with each going up $151,000.

A quick scan confirmed increases throughout the Lower Mainland.

Along Venables Street in Vancouver, a few blocks south of the PNE, four random and neighbouring houses had assessment increases of $274,000, $271,000, $291,000 and $270,000.

In the Sapperton neighbourhood of New Westminster, four neighbouring homes along Wilson Street had assessment increases of $232,000, $229,000, $232,000 and $228,000.

In Richmond, four neighbouring homes along No. 1 Road had assessment increases of $288,000, $289,000, $320,000 and $288,000.

In Surrey, four neighbouring houses along 76th Street had assessment increases of $359,000, $371,000, $360,000 and $359,000.

In Abbotsford, four neighbouring houses along Clearbrook Road had assessment increases of $225,000, $223,000, $225,000 and $224,000.

By the way, that $27-million home, a single-family residence, is located along Bellevue Avenue in West Vancouver and was ranked the 26th-most expensive home in the province.

Single-family home

  • Vancouver: 16 per cent increase
  • Burnaby: 19 per cent increase
  • New Westminster: 24 per cent increase
  • Coquitlam: 26 per cent increase
  • Port Coquitlam: 31 per cent increase
  • North Vancouver: 22 per cent increase
  • West Vancouver: 21 per cent increase
  • Whistler: 29 per cent increase
  • Richmond: 21 per cent increase
  • Surrey: 34 per cent increase
  • White Rock: 27 per cent increase
  • Delta: 33 per cent increase
  • Maple Ridge: 37 per cent increase
  • Abbotsford: 38 per cent increase
  • City of Langley: 39 per cent increase
  • Chilliwack: 40 per cent increase

Condos/townhomes

  • Vancouver: seven per cent increase
  • Burnaby: 10 per cent increase
  • New Westminster: nine per cent increase
  • Coquitlam: 12 per cent increase
  • Port Coquitlam: 14 per cent increase
  • North Vancouver: 10 per cent increase
  • West Vancouver: 15 per cent increase
  • Whistler: 24 per cent increase
  • Richmond: 11 per cent increase
  • Surrey: 18 per cent increase
  • White Rock: 17 per cent increase
  • Delta: 13 per cent increase
  • Maple Ridge: 23 per cent increase
  • Abbotsford: 21 per cent increase

In an interview with Global News, the director for the UBC Centre for Urban Economics and Real Estate, Thomas Davidoff, says the increases are pandemic-related.

“With the pandemic, you didn’t need to commute,” said Davidoff. “So living in the suburbs hasn’t seemed so bad. And, as we all know, working from home and having more space has been very helpful.”

BC Assessment says for the Lower Mainland, the overall total assessments increased from about $1.46 trillion in 2021 to about $1.75 trillion this year.
