Plans have been submitted to transform the site of the former Montreal Children’s Hospital into a $400 million mixed-use, seven-building development project that would include a community centre, social housing and new green spaces.

“This is another large-scale project for the city that we are especially pleased about because of its potential to create a true living environment, but also because of the pledge to integrate social, affordable housing,” said Normand Bélanger, president and CEO of Fonds immobilier de solidarité (FTQ).

The site’s oldest building, a three-story heritage site, will also be restored.

City council will review the plan by developer Devimco Immobilier during the Dec. 19 meeting; if approved, public hearings will then be held in early 2017.

The former hospital, located at the intersection of Atwater Avenue and René-Lévesque West Boulevard.

Highlights of the project include:

  • 1,400 rental, condominium and social housing units
  • Seven buildings: six varying in height from 20 to 32 storeys and one three-storey heritage site
  • Space for neighbourhood stores on the ground floors of the buildings
  • Office space and a hotel with approximately 250 rooms
  • Peter McGill Community Centre, housing a multipurpose performance venue, library, spaces for cultural and recreational activities, a community hall and more
  • Green spaces, including a public park, expected to cover more than 30 per cent of the project’s total footprint
  • Expanding Henri Dunant Square, converting part of Lambert-Closse Street to a park
  • Restoring and integrating the original nurses’ residence
  • Creating a new view to Cabot Square

The sale comes after the Children’s Hospital was relocated to the McGill University Health Centre (MUHC)’s super hospital at the Glen Site in May 2015.

Developers hope the project will play a role in the economic recovery of Sainte-Catherine Street West.
