WINNIPEG — The housing market is changing slightly in Winnipeg from a sellers market to a more buying-friendly environment.

Angie Kendel sat down with Global’s Morning News to explain how to sell your home and entice buyers.

Here are some of her tips for staging your home:

  1. Furniture and accessories are key to showing a home properly. Use them wisely.
  2. The size of the furniture must be the correct size for a room.  Furniture that is too large in scale for the space will make a room feel too small.  Too much furniture in a room will also make a room feel small.  When working with large open concept spaces, furniture scale is often larger and more pieces are often used.  Furniture should always be proportionally appropriate for the space it is in.
  3. Furniture style is also very important. Using sleek contemporary furniture in a turn of the century old character home simply doesn’t work.  There are typically three styles we work with – Traditional, Transitional, and Contemporary.  The furniture style must be appropriate for the age and architectural style of the home.
  4. Furniture placement has a huge impact on how well a room is showcased.  We often use the home owners’ furniture when staging an occupied home.  However, we often re-arrange it into a more welcoming floorplan that allows us to make the most of buyers’ first impressions.  Furniture placement can be very tricky in a small space and must be done correctly for a small space to feel welcoming and spacious.  Large open concept spaces more often have furniture placement set into a focused sitting areas away from the outside walls to create a more cozy and welcoming first impression.
  5. Area rugs, artwork and accessories must also work with the design and compliment the room colors and the furniture for that beautiful final “wow factor.”
