Neighbours heard fire alarms and called 911, but the blaze at 2066 Rosefield Drive in West Kelowna was put out by a pipe damaged by the flames.
Firefighters were called to the house just after 8am Wednesday. No one was home at the time.
Fire crews say a water pipe was super heated by the flames coming from the basement fire. After the solder was melted away, the water was released, putting out the flames.
Damage from the flames was kept to a minimum, but smoke damage is extensive.
Although not suspicious, the cause of the blaze is under investigation.
