256 Coulee Springs Terrace is the property causing panic in a south side neighborhood. The property is located in the middle of a community that has continued to grow over the last ten years. The developer is Stranville Group Ltd. who says it plans to build 41 upscale condo units called Lydia Condo’s. Jennifer Eng lives directly across the street from the proposed condos. Eng says she moved to Coulee Creek believing there would never be condos across the street, but the city of Lethbridge says in 2004 the property was zoned for condos.
“The congestion that is already here and what that is going to do for traffic. The safety for the little ones. The traffic flow is going to be ridiculous,“ adds Jennifer Eng.
City officials say they have not received an application for development but say once it’s submitted and it meets requirements it will be approved. Florian Eitzenberger says he’s already had his home appraised by a realtor and the news isn’t good. “Best case scenario my home will drop between $80,000 to $100,000 dollars in value. That’s from two different real estate experts,” said Eitzenberger
Residents are demanding the city rezone this property and some neighbors are even going as far as hiring lawyers. Unfortunately the city of Lethbridge says there is not much residents of Coulee Creek can do.“From the city’s perspective zoning established property rights and property rights are very difficult to take away once they have been established,” said Jeff Greene, the director of planning for the City of Lethbridge
